General

Buy&Rent is a rental investment simulator that lets you analyze the profitability of a property in France in seconds. It automatically compares 4 tax regimes (micro-foncier, unfurnished actual, micro-BIC furnished, LMNP actual) to help you make the best decision.
Enter the property details (price, area, estimated rent, charges), your tax situation and financing. Our algorithm instantly calculates net profitability under each tax regime, monthly cash flow, and provides an overall score out of 100.
Yes. We use official sources: DVF data (Property Value Requests) for sale prices, INSEE for demographics, and current tax rates. Location scores are calculated from real data on safety, transport and amenities.
A complete analysis takes about 30 seconds. The form takes a few minutes to fill in and results are generated instantly.

Subscriptions

Yes, the free plan lets you run analyses with basic features. To access advanced data (detailed location score, DVF data, PDF/Excel exports), a paid subscription is required.
The Starter plan unlocks detailed analyses and PDF export. The Expert plan adds full location data, Excel export and multi-analysis comparison. The Pro plan provides unlimited access to all features, including API access.
Yes, you can cancel at any time from your account settings. Cancellation takes effect at the end of the current billing period. No minimum commitment is required.
All prices displayed on the site include VAT. The applicable VAT rate is 20%.

Data & Analysis

The location score rates the quality of the property's location out of 100, taking into account neighbourhood safety, proximity to public transport, shops, schools, and the demographic trends of the municipality.
Buy&Rent compares 4 regimes: unfurnished rental (micro-foncier or actual) and furnished rental (micro-BIC or LMNP actual). For each regime, the simulator calculates tax, net cash flow and profitability.
DVF (Demandes de Valeurs Foncières) is the official data on property transactions in France, published by the DGFiP. It allows us to show you actual prices in the area and their evolution over several years.
Monthly cash flow is calculated by subtracting all charges (loan payment, insurance, property tax, co-ownership charges, management fees, taxes) from the rent received. Positive cash flow means the property is self-financing.

Technical

Absolutely. Your data is encrypted in transit (HTTPS/TLS) and at rest. We use secure authentication via Keycloak and never share your data with third parties. All data is hosted in Europe.
Yes, Buy&Rent is fully GDPR compliant. You can access, rectify, delete or request portability of your data at any time from your account or by contacting us.
Yes, depending on your subscription, you can export your analyses as PDF (full report, summary or advisor version) and Excel (all raw data). Exports are generated instantly.
Yes, the application is fully responsive and optimised for mobile, tablet and desktop. You can run your analyses from any device with a modern web browser.
